The results of a building survey often form the foundation of a facility‑management (CAFM) system.

Surveying the building’s asset inventory as part of the building‑survey process, integrated directly into the CAFM system, including the identification of key parameters for each asset.

Mechanical engineering

Using a professional, calibrated camera for documentation purposes, with full consideration of photogrammetric requirements. The resulting images can be evaluated at any later stage — for example, the width of a window can be measured, or even a complete metric 3D model of the building can be generated. This approach allows the building survey to be carried out later, under office conditions. With a specialised setup, photos can be taken from heights of up to 15 metres when needed, ensuring that parked cars, fences, and other obstacles do not obstruct the view of the building.

Traditional photographs contain geometric distortions, whereas an orthophoto does not. An orthophoto therefore has map‑like properties (such as a uniform scale), allowing the required dimensions to be measured directly on the image. This makes it highly suitable for use during building surveys.

Using photogrammetric methods, we extract metric information about the objects and buildings appearing in archival photographs. This makes it possible to survey buildings that are partially or completely destroyed — a capability that can be used, for example, in the reconstruction of lost heritage structures.

If the requirements and the characteristics of the property indicate that 3D laser scanning is the most suitable approach, we can provide this service through our partners. The processing of the laser‑scanned data is carried out by us, incorporating additional surveying information (such as geodetic measurements) as needed.

We carry out interior building surveys in accordance with facility‑management requirements and area‑measurement standards, depending on the specific needs of the project.

During the preparation of the building floor plans, we take into account aspects that can significantly reduce the future cost of implementing a CAFM system.

When extending an existing building, having precise knowledge of the actual current condition is essential, as it forms the foundation of the design process. During construction or renovation works, the data obtained from the property survey can be effectively used — for example, to calculate material quantities. At the end of the construction phase, another survey is required to prepare the as‑built documentation.

Property Operation / Facility Management

The foundation of effective property operation is a highly accurate, up‑to‑date surveying documentation — for example, for defining leased areas or carrying out repair and renovation tasks. In more complex cases, the survey plans serve as the basis for a facility‑management (CAFM) system.
In certain situations, a property must be surveyed due to legal requirements. For instance, preparing a fire‑protection plan or determining and substantiating local municipal taxes (such as property tax) may require certified, current surveying documentation and area statements.
